Firehouse For Sale Denver

Colorado Commercial Real Estate for these Top Colorado Cities Types of Properties Beyond Colorado Industrial Property for SaleEvery home has quirks that don’t materialize until a new owner has slept there a few nights. For Khabir and Ceri Salahadyn, that quirk shows up every Wednesday at 11 a.m. in the form of a distinct click followed by a loud hum: A subtle warning before the neighborhood tornado siren begins to shriek from their home. “It’s much louder outside than in here,” says Khabir. “Better to stay inside till it’s finished.” The tornado siren is but one of the mementos from the previous owner — here at former Denver Fire Station No. 26. Although the nearly two- dozen firefighters vacated the premises in late 2006 for new digs at 7934 Martin Luther King Boulevard, what remains in their old station — a 7,400-square-foot, 1960, red brick commercial building — is everything the Salahadyns need to live and work and nothing they don’t.

“This is our life, this is us,” Ceri Salahadyn says. “There was no plan for this, but it is perfect.”the couple strive to live their business tagline: “Making ideas tangible.” The Salahadyns house their studio workshop and retail boutique on the former fire station’s massive first floor. ) and often take client meetings there. Surrounded by massive welding tools, some designed by Khabir himself, the couple assures clients: “If Khabir can draw it, he can build it.” Working Art bridges the chasm between art and architecture by specializing in stylized structural metal pieces. Their body of work ranges from decorative indoor water sculptures to the massive Panhandle Bandshell fashioned from automobile hoods and now installed at San Francisco’s Fort Mason Center. Here in Denver, Working Art’s most recognizable piece is a sunny yellow steel umbrella-shaped structure on the playground of the Stapleton neighborhood’s newest public school, Swigert- McAuliffe International School.

“The Astrological Dome,” as it’s called, was designed not just to shade students on the playground but also enlighten them.

Karcher Wet Dry Vacuum Cleaner Review “Look closely,” Khabir says as he points to a discolored circle on the floor of his studio. The dome’s massive outline is permanently etched there. “This house made it possible to create the Dome,” he says. “I could work all night if I needed to: Everything I needed was here.” Unconventional as the fire station is, the Salahadyns knew this was their new home the minute they stepped through the door.

“There was no doubt,” Khabir says. There was, however, an offer for the building already under negotiation, so the fire station wasn’t theirs to buy. So the Salahadyns looked at nearly 40 other industrial work/live spaces. There was something wrong with each one. Their patience was rewarded in September 2009 when sale negotiations fell through on Station No. 26., and the Salahadyns stepped in. But theirs was no “Extreme Home Makeover.” Indeed, the more than 7,000-square-foot structure still has the original walls and rooms from when it housed pumper engines, hook and ladder trucks, and a roster of firefighters. A few modifications were required, however, to bring the building up to code.Khabir says with a smile. Before they could move in, the city asked these new homeowners to update the sprinkler system and doors, and make a few HVAC changes. The kitchen had been gutted before purchase, so the Salahadyns searched online for restaurant equipment to outfit their industrial cook space.

They have since designed and built a custom eating area for that room. Upstairs, the former dormitory has been transformed into an airy, one-room studio. Plants that thrive here — thanks to an abundance of southern exposure — hold court on raised stands built by Khabir. Living spaces upstairs are divided into quadrants and anchored by the remnants of the firefighters’ poles, which have been removed. Khabir welded the lids shut for safety. A sleeping area, a reading area, a conversation corner and a large meditation mat fill out the couple’s private space. “Mostly, we live downstairs,” Ceri says. “But we have everything we need up here.” That includes an enviable amount of closet space as the upstairs bathroom and wardrobe area was designed for a crowd. She has not one but 23 closets. But she did leave the firefighter’s names on the wardrobe doors. Occasionally, firefighters come back to visit the place. They love seeing their names on the old lockers.

By changing only what was necessary, the Salahadyns have mostly filled the firehouse with emblems of their life — their work and their appreciation for constant balance between yin and yang. “People knock on the door, look around, see what we’ve created and say ‘We want this; how do we create this?’ ” Ceri says. “But we didn’t have a blueprint. We have a spontaneous life, and this is what we’ve created. This is who we are.”6596 E Colfax Avenue City: Denver County: Denver Lot Size: 16,000 SF +/- Building Size: 2,450 SF +/- Lease Term: 15 Years Lease Expiration: Nov 2030 Renewal Options: Three 5 year options Great location with frontage on Colfax Ave (182 Ft) Monaco Pkwy (106 ft) and Magnolia St (92 ft) New 15 year corporate Lease signed in 2015 with three 5 year options to extend, with built-in increases Convenience store only with ATM Strong traffic counts and great walkability Adjacent to RTD Bus Stop
