The 40-year lease term, first preferential right and option to renew and the mortgage consent process alleviate most lender concerns with regard to financing cottage purchases.Sanitation and water on many properties consists of individual wells and septic systems that are owned and maintained by the individual cottage owners (lessees). However, some areas have central water and/or wastewater treatment systems in place.
