As transition neighbourhoods go, this west end area is growing very rapidly. Bloordale Village is the strip of retail and commercial running along Bloor between Dufferin to Lansdowne.

The neighbourhood is know as Wallace and Emerson based on the two major residential streets which intersect in the middle of the area. Wallace and Emerson is the area west of Dufferin, east of Lansdowne, north of Bloor and south of Dupont. Real Estate along Bloor between Lansdowne and Dufferin is mainly retail / commercial with residential apartments on second and third floors. North of Bloor consists mainly of single family dwellings. These homes were generally chopped up to make multi family residential units as the neighbourhood went through it's period of decline. Now of course that mostly young couples are moving back into the neighbourhood, many of the sinlge family homes are being converted back to single family with possibly inlaw / rental suites in the basement. North of Dupont to Davenport has a lot of post industrial buildings which are slowly being converted into loft condominiums style residences and row house townhomes. Every year in July, a local community of volunteers called Big On Bloor, organise the Bloordale BIA street festival. Their aim is to enhance the economic , cultural and social life of Bloordale Village by organising events and festivals that celebrate the neighbourhood. All these factors are helping to make this area one of the hottest up and coming areas in Toronto. Home to the Wallace Emerson Community Centre located on Dufferin, just south of Dupont, has an indoor pool, outdoor skating rink, soccer pitch and an outdoor skateboard / BMX park. Furthermore the community centre runs a variety of programming for the young and old in the community, from after school clubs for the younger and card game events such as bridge and brisk for seniors.

Although technically Dufferin Grove park is not located in the Wallace and Emerson area, it is just a stones throw away. Just slightly south on Dufferin, and opposite the Dufferin Mall, this park hosts a weekly Organic Farmer's Market throughout the year. The park boasts bake ovens which are used by the community to bake with local produce, an outdoor skating rink, soccer pitch, baseball, basketball areas, playgrounds, picnic tables and campfire capabilities etc etc. Either of the southend hubs at Dufferin / Bloor, Lansdowne and Bloor are on the Bloor East-West subway line. Bus transit operates north and south from both Dufferin and Lansdowne stations and East-West along Dupont. As mentioned above, in Bloordale Village itself, running along Bloor from Dufferin to Lansdowne, there are a number of small businesses. Great niche little restaurants, ranging from ethnic to vegan. Bar / Coffee houses such as 3 Speed and the Holy Oak to name a few and many smaller businesses from vintage stores to variety stores.

Major shopping hubs in and surrounding this region are the Dufferin Mall, located just south of the Wallace Emerson area and the Galleria Mall at Duppont and dufferin, just north of the Wallace Emerson Community Centre. The TDSB is proceeding through this process and TLC shall continue to monitor the activity in order to bring the properties to market at the earliest opportunity. Bloor/Dufferin (Redevelopment Project)The Bloor-Dufferin Redevelopment site (site severance- approximately 7.3 acres at the corner of Bloor Street and Dufferin Street), including Bloor Collegiate Institute, Alpha II Alternative School and former Kent Senior Public School, was circulated pursuant to Ontario Reg. 444/98, Disposition of Surplus Real Property. A Working Group comprised of the City of Toronto, TLC, TDSB and the Province of Ontario has reviewed the redevelopment site of 7.3 acres to consider potential public interests including those that would provide opportunities to enhance learning for students and produce benefits for the community at large.

Now is the appropriate time to bring the property to market and enter into an agreement of purchase and sale with a developer. The selected developer will actively plan a redevelopment of the entire 7.3 acres parcel through the regulatory City process and submit a site plan application for approval including a placeholder for a possible 30,000 square foot community hub.
